We can help you with buying, selling, meeting your new home warranty reporting requirements, or if you just want to know the current quality of your property to decide on renovations or repairs. You will come away with a clear understanding of the current status and future maintenance and repair needs of a home.
The home inspection is a highly structured visual inspection that examines the condition of house systems and components. There are potentially thousands of checkpoints along the way so we don't burden you with the whole checklist. We will only discuss issues relevant to the property at hand and we follow a set procedure and order of operations to make sure no key points are missed.
We look at all major systems including:
- Roofing
- Electrical
- Plumbing
- Heating and Cooling
- Structure
- Exterior
- Interior
- Insulation
The visual inspection is a combination of defect finding and education on the operation and maintenance of components in the home. The journey through the home will include references to safety, energy conservation, environmental stewardship, maintenance, and repair requirements. We hope you join us on the inspection to capture the sights, sounds, textures, and aromas of the home to fully comprehend the character of the property and to understand how the home works as a system.
Having said that, the inspection is not an emotional journey, but one based on visible evidence and science, so we hope you'll understand that we may not share your same level of excitement over location, design, and decoration !
Inspections for Home Owners
Selling? Why let the buyers have all the fun? An inspection of the home you're selling can pay for itself many times over in faster
sales and elimination of last minute surprises and negotiation that can cost you thousands. Understand your home from a buyer's perspective, have informative documents to display as part of your selling plan, and put yourself in a position to receive offers with fewer conditions attached.
This inspection package includes:
- The detailed narrative visual inspection
- Typed and illustrated report with repair recommendations with your choice of paper and/or electronic copies.
- Limited free follow-up visits and report updates as improvements are made
Not sure if or when you want to sell, or perhaps you're considering significant renovations? A full inspection can provide the data you need to support that decision.
Inspections for Home Buyers
It is still very much a world of buyer-beware in real estate. Real Estate agents will encourage you to have a professional home inspection before finalizing your transaction. Insurance companies have specific areas of concern that impact pricing and even the ability to obtain insurance on a home. The fact that a home is currently insured does not mean it will be reinsured with a new owner at the same price, or at any price.
Move forward with confidence armed with your full understanding of the prospective property and all its defects and charm. Know how to operate the building systems and plan a future maintenance and repair budget.
